Given the choice between a kitchen or bathroom refurbishment which should it be?
It's possible to spend substantial funds on a fence, roof or insulation yet, few people will notice. But if you spend the same funds on a kitchen or bathroom refurb. everyone sees it and hopefully compliments you. While no single answer applies to every situation, you can assess these factors in relation to your own circumstances:
Lifestyle: Refurbishing can be disruptive, invasive, and messy. However eating and bathroom activities are equally important. Can you feasibly live without a kitchen for several weeks? What alternatives do you have? e.g. eating out or microwave. This may work for short periods but most tire of this type of ad hoc dining experience. Do you have an alternate bathroom, you can use during the project? Even if the contract includes portable toilet facilities, you would still need to find a way to bathe.
Cost: Count on spending less on a bathroom refurbishment than a kitchen, but larger bathrooms with larger floor space drive up costs.
Value: Most studies support the view that kitchen project tend to give a better return on added value for resale. e.g. Mid-range bathroom refurbishments return 67%, as opposed to mid-range kitchens' 80% return. Yet high-end bathroom and kitchen refurbs, both have about the same 60% value return rate. A popular phrase is that "the kitchen is the heart of the home". Which explains why kitchens often feature prominently by estate agents and often become the focal point for potential buyers.
Is your kitchen’s visual design trapped in the 20th Century, then it could probably use a visual update. You can change the entire appearance of your kitchen by simply re-painting the walls and cabinets, and by upgrading all of your cabinet hardware.
